The fund strategically invests in two non-correlated asset classes—Real Estate and Venture Capital—to optimize the risk-reward balance. This diversification offers both stability and growth potential. Investors are given the flexibility to customize their portfolios by choosing their preferred allocation between the two categories, allowing for tailored strategies that align with individual risk profiles and investment goals.

Minimum Perfomance Guarantees

Each hotel in the BGF portfolio operates under a performance guarantee agreement with its operator, ensuring a fixed guaranteed GOP or AGOP regardless of occupancy or market conditions. The €1.03B figure represents the cumulative contractual minimum over the 20-year hotel management agreements — based on signed operator commitments, not projections.

Possibility for expansion / added value

BGF targets properties with significant upside potential through expansion, repositioning, operational optimization, enhanced amenities, branding, and strategic development. Beyond the secured baseline performance, each asset is selected for its ability to generate additional long-term value through active asset management and future growth opportunities.

Geopolitically stable markets

BGF focuses on investments in geopolitically stable regions as well as selectively entering underdeveloped or overlooked markets with strong long-term potential.
