The fund strategically invests in two non-correlated asset classes—Real Estate and Venture Capital—to optimize the risk-reward balance. We invest in luxury real estate with top-tier operators, structured through guarantees or performance-linked agreements to secure stable, attractive returns. Our focus is on safe, high-growth markets and prime natural locations, supported by strong financial feasibility.
Within the Venture Capital asset class, the fund targets revenue-generating, late-stage ventures as well as early-stage growth companies with strong scalability and long-term value potential. The focus is on growth-stage and pre-IPO opportunities with defined exit strategies. Furthermore complementary VC investments that are complementary to our hospitality.

Minimum Perfomance Guarantees
Each hotel in the BGF portfolio operates under a performance guarantee agreement with its operator, ensuring a fixed guaranteed GOP or AGOP regardless of occupancy or market conditions. The €1.03B figure represents the cumulative contractual minimum over the 20-year hotel management agreements — based on signed operator commitments, not projections.
Possibility for expansion / added value
BGF targets properties with significant upside potential through expansion, repositioning, operational optimization, enhanced amenities, branding, and strategic development. Beyond the secured baseline performance, each asset is selected for its ability to generate additional long-term value through active asset management and future growth opportunities.
